Major Job Responsibilities
Plans, develops and implements strategies to maximize the value of assets within a Region, or a significant segment of assets for the Region; ensures effective operation of the building(s) infrastructure to fully support the businesses operation within the portfolio.
Direct responsibility for the P & L of the assets.
Key customer liaison with businesses and outside tenants to facilitate all occupancy needs and requirements which include new project development, corporate real estate services, portfolio analysis, renovation, space planning, relocation or consolidation of operations and disposition of surplus property.
Establishes and manages the financial expenditure budgets of the properties.
Ensures reporting on time and quality from all areas in the country under his responsibility.
Ensures appropriate property expenses costs and control.
Supervise the Financial Analyst functions in the country under his responsibility.
Coordinates with the Real Estate Head and the other internal and external resources to achieve objectives.
Serves as the one point of contact for all internal and external requests to ensure quality service and added value to the customer(s).
Ensures compliance with legal, regulatory, safety and environmental issues to maximize the value of property or portfolio of properties.
Supervise Project Management functions and other internal and external resources to achieve objectives.
Provide Support to the BOM Regional Head for LatAm Region. In charge of the Energy Management Initiative for the Region.
Manages Facility Management teams. Matrix responsibility for Project Managers during the duration of the project occurring in his asset.
Manages extensive network of matrix support personnel for multiple properties, including third party tenants, engineers, building system professionals, service desk, and managing agents to achieve business results.
Comprehensive knowledge and expertise of building system.
Broad knowledge and understanding of Real Estate disciplines (architecture, construction, space planning, and engineering, etc.)
Sound business knowledge of Citicorp’s businesses and outside agencies.
Comprehensive knowledge of and understanding of Finance principles in order to manage the P & L of the assets.
Knowledgeable of real estate law and related documents (contracts, deeds) coupled with the ability to apply them to complex business situations.
Strong relationship management and consultative skills.
Strong negotiating, strategic planning and communications skills.
Strong financial skills.
Knowledge and understanding of customer service quality principles
Experience / Training
At least 5 years of real estate work experience in facilities management or related fields.
BA/BS or equivalent experience
